SHELBYVILLE. The Bedford County Board of Zoning Appeals met Thursday, Oct. 15 at 5:30 p.m. in Suite 200 at the Historic Courthouse, 1 Public Square. Five members were present.
The board deferred approval of the Sept. 17 minutes to the next meeting after staff said the final minutes were not ready in the packet.
All three special exception requests on the agenda were for guest houses in the A-1 zone. The board approved each one on a voice vote.
At 285 Minkslide Rd., Jennifer Willis sought a guest house on about 5.98 acres. Staff said the request met the ordinance criteria and had no objection. Planning noted a separate septic path for the new structure. The board approved it.
At 2258 Unionville Deason Rd., Jack and Ruth Campbell sought a guest house on about 3.88 acres. Staff said the main home is about 3,519 square feet, the proposed guest house is under 800 square feet, and the existing septic system can handle the extra bedroom. The board approved it.
At 290 Substation Rd., Jason and Amy Tracy sought a guest house tied to a planned 40-by-80 workshop with a full bath on about 3.48 acres. Staff said the applicants first came in for a shop with a full bath, and Planning sent the case to the BZA because that layout can become living space. The board heard neighbor letters raising concerns about wells, septic capacity, and future use. Codes and Planning answered questions about inspections and said septic and building permits still have to clear after any BZA approval. The board approved the request.
